Henderson grew in waves, and the plumbing under its slabs tells that story. The original Townsite went up in the 1940s, master plans like Green Valley followed from the late 1970s, and newer communities such as Inspirada and Cadence are still filling in. Each era tends to have its own pipe materials, lot sizes and HOA patterns, and those details decide whether we tunnel from the yard, reroute through the walls or recommend something simpler. Below you will find how we approach under-slab work across the city, grouped by the kind of housing you are likely to have. Green Valley

One of Henderson's earliest master-planned areas, where decades-old copper and ABS under the slab can be reached from the yard instead of the kitchen.

Green Valley Ranch

Mid-1990s and 2000s homes near Paseo Verde Parkway, where we tunnel past pools and pavers to fix leaks and drains under the slab.

Whitney Ranch

Central Henderson subdivisions between Sunset and Russell Roads, where tile-floored stucco homes often benefit from tunneling instead of breaking concrete indoors.

Mission Hills

Older Henderson: Townsite to the 1980s

The original company town

Homes in the Townsite and Water Street District are the oldest in the city, and foundations and pipe vary from house to house. Cast iron drains and mixed repairs are common, so we often begin with a sewer camera and leak survey before suggesting anything.

Early master plans and established streets

Much of Green Valley, along with Highland Hills near the college and parts of Mission Hills, was built from the late 1970s through the 1980s. Copper supply lines that have carried hard water for decades are a frequent reason owners call about leaks under the foundation. Many of these streets have mature yards, and a few have no HOA at all, which changes how we plan access. Small lots and older additions can make the tunnel route less obvious, so we take time to map the lines first.

The 1990s and 2000s Building Boom

Central and foothill master plans

Neighborhoods such as Green Valley Ranch, Whitney Ranch, Seven Hills and MacDonald Ranch filled in largely during these years, when production builders and custom builders were both active across the city. Pools, pavers and guard gates are common, so tunnel entry points take planning.

South Henderson and the hills

Anthem, Sun City Anthem, Calico Ridge and Madeira Canyon sit on higher, rockier ground where caliche can slow digging. Homes here are now old enough that fittings, drains and main lines start to need attention, and tunneled sewer replacement is a frequent request. Associations in these areas often expect notice before exterior digging, and gated enclaves need contractor access arranged ahead of time. We handle the City of Henderson plumbing permit when one is required and restore rock, turf and drip lines once the tunnel is backfilled and compacted.

Newer Communities and Lakeside Homes

Recent master plans

In Inspirada and Cadence, pipe is usually PEX and newer ABS. Calls there are more often about moving drains for a remodel, construction questions or warranty coverage than worn-out pipe. If your home is still under a builder warranty, check that paperwork before paying for any repair.

Resort and custom estates

At Lake Las Vegas, custom homes with stone floors and long plumbing runs make tunneling especially attractive, because matching imported stone after a floor cut can be difficult. Gated entries, second homes and association rules all factor into scheduling.
