Anthem Under-Slab Leak and Drain Tunneling

Anthem at a Glance

Anthem opened in the late 1990s as a large master plan on high ground in south Henderson. It includes all-ages neighborhoods, the guard-gated Anthem Country Club, Anthem Highlands and nearby age-restricted villages. Anthem Hills Park, with its views back across the valley, is one of the best-known gathering spots.

Homes from a single growth wave

Most homes here were built from the late 1990s through the 2000s. Many are now old enough for original fittings, valves and drain joints to start showing wear, even if the pipe itself still looks sound on camera.

Elevated ground and rock

Anthem sits higher than much of Henderson, and rocky soil with caliche is common in places. Ground conditions affect how quickly a tunnel can be dug, so we probe the soil near your foundation before committing to a timeline.

Many Anthem streets sit along winding parkways with medians and community landscaping, and some homes back onto trails or open desert. We keep crews and spoils on your lot and off common areas.

Country Club Lots Versus Family Tracts

Inside the club gate

Anthem Country Club homes are often larger, with extensive hardscape, outdoor living areas and golf views. Tunnels usually start in side yards, and gate access is arranged in advance through the guard house and your association.

Family neighborhoods outside the gate

Family tracts across Anthem tend to have tighter lots and simpler plumbing layouts. Side yards with gravel or turf are usually easy to open and restore, and the shorter runs under a compact slab often keep the tunnel brief.

Whichever side of the gate you live on, we photograph the yard before excavation and put plants, rock and edging back the way we found them.

Larger homes inside the gate may also have casitas, separate garages or courtyard entries. Each one can have plumbing tied into the main lines under the slab, and we check those junctions when we trace the system.

Common Anthem Plumbing Calls

Supply leaks behind warm floors

Pinhole leaks and failed fittings on copper or plastic lines can appear as warm tile, a damp carpet edge or a high bill. Locating a hidden leak below the concrete comes first, and we use acoustic and thermal tools so the tunnel lands on the right spot.

Kitchen and bath updates

Many Anthem owners are replacing original kitchens and baths. If an island sink or a shower is moving, under-slab relocation for a remodel handles the drain work, and we can coordinate timing with your remodel contractor.

When repeated leaks show up in different rooms, rerouting the water line overhead can be the more lasting answer. We explain both paths so you can choose.

Drains deserve attention too. Gurgling, slow tubs or a sewer smell in one bathroom can indicate a joint that has separated as soil adjusted. A camera run tells us which, and a drain section replacement through the same kind of tunnel handles it.

Questions from Anthem homeowners

Is Anthem old enough to have slab leaks?

Many Anthem homes are now well into their second or third decade. Leaks can happen at any age, and fittings, hard water and minor settling all add up over time. A meter check and a professional leak test will tell you whether the problem is actually under your slab before anyone talks about digging.

Do you coordinate with Anthem Country Club security?

Yes. We arrange gate access before arriving and follow any contractor rules the club or association sets, such as work hours and where trucks may park. Let us know about those rules when you book, and we will plan the schedule and staging to match them from day one.
