Under-Slab Plumbing for Downtown Henderson, Townsite and Water Street

The Oldest Housing in Henderson

Henderson began in the early 1940s as a company town for the Basic Magnesium plant. Many of the first Townsite houses were modest wood-frame homes put up quickly for workers, and later decades added infill, additions and remodels on top of that original grid.

Foundations are not all alike

Because these homes were built fast and have been altered over the years, we confirm whether your lines run under a slab, through a crawlspace or a mix of both. That single question changes the whole repair plan.

Pipe that may predate everyone on the block

Original galvanized steel or cast iron can still turn up in older downtown homes, alongside later copper and ABS repairs. Patchwork piping is common, and we treat each section on its own merits.

Owners of these homes are often careful about preserving what makes them special, such as original floors, built-ins or the footprint of the house. That is one more reason to reach pipe from outside whenever the foundation allows it.

Cast Iron Drains and the Main Line Out

Why older drains give out

Cast iron corrodes from the inside over many decades and can crack where soil has shifted. Roots and scale make it worse. A video inspection of the sewer and branches shows whether you are dealing with one bad spot or a pipe that is finished.

Replacing it without trenching the house

When the building drain needs to go, tunneling to swap the old sewer run lets us replace it from outside. For a single failing branch under a kitchen or bath, targeted drain branch replacement may be enough. Where the water side is also tired, repiping or repairing the supply can be planned in the same visit.

Clay soil in parts of the valley can shrink and swell with moisture, and on an older drain that movement adds stress at every joint. When we see repeated root intrusion or offset joints on camera, replacing a full section usually lasts longer than spot repairs.

Small Lots Near Water Street

Lots near Water Street and the Henderson Events Plaza are often small, and many houses sit close to the property line. The street itself takes its name from a 1940s water main that fed the magnesium plant, a reminder of how long pipe has been in the ground here.

Hand digging where machines cannot fit

We use hand tools in tight spots and keep the sidewalk passable for neighbors. If there is truly no room to tunnel, rerouting new pipe through the walls can be the better choice.

Permits and past repairs

Older homes sometimes carry unpermitted repairs from decades ago. We pull the permits our work needs through the city and flag anything unusual we spot so you can decide what to do about it.

Many downtown streets have no master-planned HOA, which can simplify approvals, though some newer infill and townhome projects nearby do have associations of their own.

Neighborhoods Bordering Downtown

We also serve Whitney Ranch to the west, the 1970s and 1980s homes in Highland Hills, Calico Ridge on the eastern hills and the new construction at Cadence.

Owners who are buying an older Townsite home sometimes ask us for a pre-purchase sewer camera look so they know the drain condition before closing.

Questions from Downtown Henderson (Water Street District & Townsite) homeowners

My Townsite house might not be on a slab. Can you still help?

Yes. Some older downtown homes have crawlspaces or a mix of foundation types after additions. We confirm what you have during the first visit. If the pipe is reachable from a crawlspace, tunneling may not be needed at all, and we will recommend the simpler route whenever it applies to your house.

Is it worth repairing old cast iron, or should I replace the whole drain?

That depends on what the camera shows. A single crack in otherwise sound pipe can be repaired or the section replaced. If the line is scaled, flattened or cracked in many places, replacing it is often the more lasting choice. We show you the footage so you can judge the condition yourself.
