Cadence is one of the newest master plans in the city, entered from Lake Mead Parkway near Boulder Highway and organized around a large Central Park. Because it is so young, our conversations here start differently than they do in older parts of town.

Is this a warranty issue?

Cadence started selling homes around 2015, and building continues, so many owners are still inside builder warranty windows. Check your paperwork before paying for a repair that might be covered, and keep records of every symptom and date.

Is it even a leak?

In very new homes, a damp spot can come from a fixture, a supply connection or irrigation rather than pipe under the slab. A neutral leak location and drain camera inspection sorts that out quickly and gives you a written finding to share with the builder if needed.

Many owners here bought new and are the first people to live in their homes, so there is usually no history of earlier repairs to sort through.

Homes in Cadence typically have PEX supply lines and modern ABS drains. That combination holds up well against hard water, so true failures are more often construction defects, fittings or damage from later projects.

Construction-era damage

Nails, anchors or saw cuts during finish work or a later project can occasionally nick a line. Those problems may not show until months after move-in, often as a slow drip that only a test reveals.

Settling on remediated ground

Much of Cadence sits on former industrial land that was cleaned up before homebuilding. As with any new development, some early settling is possible as soils adjust, and a drain joint is often where that shows first.

Even so, many early slab issues in new homes are small and fixable. Getting the location right is what keeps a minor problem from becoming a big one.

Hard water is still worth watching, since mineral buildup can affect fixtures, valves and water heaters even when the pipe holds up.

Owners often want a larger shower, a different toilet location or an island sink once they have lived in the house for a while. Under-slab drain relocation for remodels through a tunnel keeps brand-new flooring intact when the fixture sits near an outside wall.

Permits and HOA review

Drain moves usually need a City of Henderson permit and inspection. The Cadence association may also have rules about exterior work, staging and dumpsters, so check before the start date.

If a slab leak is confirmed, repairing the water line by tunnel follows the same careful approach.

Cadence lots are often compact, with short side yards and shared walls in some sections. We plan entry points with that in mind and keep walkways clear for neighbors and children heading to the parks.

My Cadence home is only a few years old. Why would it have a slab problem?

Most new homes never do. When problems occur, they are often linked to fittings, construction damage or early settling rather than worn pipe. Review your builder warranty first, then have the issue located with testing before anyone digs. A clear written finding helps whether the builder or you end up handling the repair.

Can I move my shower drain in a Cadence home?

Usually, yes. Depending on where the shower sits, we either tunnel from outside or recommend a small floor cut, whichever disturbs less. We pull the City of Henderson permit, coordinate with your remodel contractor, and check whether the HOA wants notice for any exterior work during the project.
