Mission Hills Slab Leaks, Drains and Tunneling

Room to Work on Bigger Lots

Mission Hills is known for a mix of custom homes on larger parcels and newer tract homes, many of them a short drive from Mission Hills Park on East Mission Drive. Some properties have circular drives and wide side yards, which makes tunneling practical.

Choosing the shortest tunnel

A big lot does not always mean a short tunnel, because the line may run toward the far side of the house. We measure from several possible starting points and choose the one that disturbs the least.

RV pads, sheds and outbuildings

Garages, RV parking and sheds are common here. We plan around them and keep heavy equipment off pavers and slabs that were never meant to carry it.

Desert yards on these parcels often mix native plants, gravel and older irrigation that was added piece by piece. We photograph the area before excavation and put boulders, rock and plants back as close to their original spots as we can.

Older Custom Homes Versus Newer Infill

Earlier builds

Parts of Mission Hills date back to around the 1980s, and homes from that period often have copper supply and ABS or cast iron drains. Custom builders were not always consistent, so plumbing layouts can be unusual.

More recent construction

Infill homes added later are more likely to use PEX and newer ABS. Problems in those homes tend to involve fittings or remodel changes rather than worn pipe.

Either way, we start with a camera run and leak survey so the plan fits the house in front of us. If a main line has failed, replacing the building sewer under the foundation can be done through the same kind of tunnel.

Some Mission Hills homes have been expanded with family rooms or casitas over the years. Additions can sit on separate slabs with their own plumbing tied into the original lines, and that junction is a spot we inspect closely.

On a few older parcels we have also seen supply lines that enter the house at an unexpected corner, far from the meter. Tracing the route before excavation spares you a second hole.

When Tunneling Is Not the Answer

Several leaks at once

If testing shows leaks in more than one spot, abandoning the under-slab water line and running new pipe overhead is often more reliable. We lay out both options side by side.

Insurance questions

Homeowners insurance frequently treats water damage and access costs differently from fixing the pipe itself. Policies vary widely, so read yours or call your agent before work begins, and we will document what we find with photos.

Tunneling also is not the only option for a bad drain. In some cases a liner can restore an old drain without much digging. Liners have limits, especially with badly bellied or broken pipe, and we will explain honestly whether your line is a good candidate before you decide.

A large lot usually makes access easier because there is room for equipment and spoils. The tunnel length depends on where the pipe sits under the house, though, not the size of the yard. We look at both before suggesting a plan, and if rerouting through the walls makes more sense, we will explain why.

Do you work on custom homes with unusual plumbing layouts?

Yes. Custom homes in Mission Hills sometimes have plumbing routed in ways a tract home would not. That is why we locate the line with testing and a camera before choosing an entry point. We never assume the layout from the outside of the house alone, and we share the results with you first.
