Highland Hills Under-Slab Leak and Drain Repair

An Established Neighborhood by the College

Highland Hills sits in southeast Henderson near Horizon Drive and the Henderson campus of the College of Southern Nevada. Much of it appears to have been built from the late 1970s through the 1980s, which makes it one of the more mature neighborhoods we serve.

Plumbing that has done its time

Homes of this age often still carry their original copper water lines and ABS or cast iron drains. After forty-odd years of hard water, pinholes and scale buildup are not unusual.

Earlier fixes may be hiding

Previous owners may have patched a leak or rerouted part of the system. We trace what is there today rather than relying on what the original plans would suggest.

Many houses here are single-story ranch layouts, which can actually help: water and drain lines in a one-level plan often run shorter distances under the slab, and the walls offer easy paths for a reroute if one is needed.

Fewer HOA Hurdles, More Yard Choices

Often no association at all

Unlike many master-planned parts of town, a good number of Highland Hills streets have no HOA, though recorded deed restrictions can still apply. That generally means fewer approvals before exterior digging, but it is still smart to check your own documents.

Side gates and RV parking

Many homes here have RV or boat parking along the side. Those wide side yards can be the easiest place to start a tunnel, and we restore gravel or concrete edges when we finish.

Without an association enforcing a uniform look, yards vary a lot from house to house, from gravel and cactus to grass, mature shade trees and backyard pools. We tailor the entry point to whatever is on your lot, and we photograph the area before work so restoration matches what you had.

Neighbors on small streets notice equipment, so we keep the job tidy, avoid blocking driveways, and finish each day with the hole covered and the work area safe.

Repairing Versus Replacing Old Lines

One leak or a pattern

A single pinhole in copper can be repaired in place. When a home has had two or three leaks, rerouting or replacing the water line is often the better long-term move, and we explain both honestly.

Drains that have sagged

Soil movement over decades can leave a drain with a low belly that holds waste. Replacing a bellied drain section through a tunnel restores proper slope without breaking the bathroom floor.

We back every recommendation with test results and camera footage you can review.

Insurance questions come up often with older homes. Many policies treat the resulting water damage and the cost of access differently from the pipe repair itself, and every policy is different. Read your own coverage or call your agent, and we will provide photos and a clear description of what we found.

From here we often work in downtown and the Townsite, neighboring Mission Hills to the south, Green Valley further west and Calico Ridge near Lake Mead Parkway.

Many owners here also ask about replacing an aging main sewer line once they see camera footage of a decades-old drain.

Questions from Highland Hills homeowners

My Highland Hills house has had two slab leaks already. Should I reroute?

Two or more leaks in an older copper system is often a sign that more will follow. Rerouting the water line through walls and the attic abandons the old under-slab pipe entirely. It is not right for every home, but in many older houses it is the more lasting fix. We will walk you through the options.

Do I need HOA permission if my street has no association?

If your property has no HOA, there is no association approval to seek, though deed restrictions recorded on the plat may still apply. A City of Henderson plumbing permit may also be needed depending on the work, and we take care of that part for you.
